DHA Peshawar: Overview

Defence Housing Authority recently announced the launch of DHA Peshawar. The last date for booking a plot was 5 December, 2015. However, this doesn't mean that anyone who has missed the opportunity to book a plot in this period will not get another opportunity to own a house in DHA Peshawar.

This is normally known as pre-booking, and for sound projects, the booking price can increase once the pre-booking date expires (in this case, 5 Dec, 2015), requiring you to pay a premium or own money above the actual booking price. However, this is not necessarily the case for every project. If a project fails to generate significant response from the market and generate the booking amount needed to run its operations, then the project may further depreciate over a given period of time.

How is DHA Peshawar Different from the infamous DHA Valley?

While Defence Housing Authority seems serious about its intents to deliver on this project, we've already seen a previous collusion of DHA and Bahria Town in the form of DHA Valley. The project that started in 2008 sold an estimated 50,000 files. To date, not a single file owner has been given possession despite a lapse of more than 7 years.

DHA is keen to rebuild its image with the launch of DHA Peshawar. It is too early to comment on the feasibility of DHA Peshawar. Investors previously stuck in DHA Valley will think twice before making any decision.

Rumors have already surfaced about a second collusion of DHA and Bahria Town in the form of DHA Peshawar. But these are just rumors, most likely spread by victims of DHA Valley project who have got their investments stuck for more than 7 years in some cases.

It should be clarified here that DHA claims to possess 100% of the land needed for the development of DHA Peshawar. Rather than awarding files having no on-ground location, DHA will issue plot numbers in the case of DHA Peshawar.

Booking a Plot in DHA Peshawar

DHA Peshawar has been launched in soft format, with the initial release of 10-marla  and 1-kanal plots only. Before DHA Peshawar's official ad was released in the newspapers, interested investors were booking plots in this project through authorized dealers.

In its official ad, DHA revealed the site for DHA Peshawar, which is found at the junction of northern bypass and ring road.

Successful plot applicants will be determined through balloting. Successful bidders will have to deposit down payments and observe the monthly installment plans until the end of the booking term.

DHA Peshawar: Payment Plan and Prices of Plots

In the initial launch, 10-marla and 1-kanal plots have been launched. The last date of booking a plot was 5 December, 2015.

The detailed payment plan is as follows:

10-marla plot
Total price: Rs 28 lac
Down payment: Rs 2.5 lac
12 Quarterly Installments: Rs 2.125 lac (3-year payment plan)

1-kanal plot
Total price: Rs 55 lac
Down payment: Rs 5 lac
12 Quarterly Installments: Rs 4.17 lac (3-year payment plan)

A non-refundable processing fee of Rs 11,000 in case of 1-kanal plot, and Rs 8,000 for 10-marla plot was required to be paid by applicants as non-refundable processing fee. After balloting, successful applicants will have 30 days to submit their down payment.

DHA Peshawar: Booking for Overseas Pakistanis

Separate booking channels were made available for overseas Pakistanis, who had the option to pay conveniently through any of the authorized banks. Details can be found on the official website of DHA Peshawar.

For overseas Pakistan, the non-refundable registration fee holds as follows:

10-marla Plot Registration fee: U$D 125
1 Kanal Plot Registration fee: U$D 150

After making the payment to the respective bank, applicants were required to email scanned copies of their photos, passport, receipt of payment and the DHA Peshawar application form.

DHA Peshawar: Commercial Plots

If you have missed out on the residential bookings, don't fret. There's more to come in DHA Peshawar, in the form of commercial projects. Investors looking for serious investment opportunities should seriously consider investing in commercial entities. It's still not clear about the details and payment plans of commercial entities, but we'll surely update you as and when we get any officially confirmed news about commercial plots in DHA Peshawar.
