Bahria Safari Homes

Bahria Homes or Safari Homes are Bahria's flagship housing units built in Phase 8 next to Awami Villas. These are split into 5-marla and 8-marla units. Only few of 5-marla units are double-storey homes. 8-marla units are all double-storey houses.

Safari Homes was introduced as an economy class project by Bahria Town. It attracted immense popularity owing to the attractive price range in which they were introduced.

5-marla Bahria Safari Homes

A 5-marla single story Safari Home is generally worth Rs 50 to Rs 58 lakh and enjoys good rental value up to Rs 45000 for furnished units. It features an open car porch, a small garden in some houses and a functional though small-sized accommodation.

8-marla Bahria Safari Homes

An 8-marla Bahria Safari Home is generally worth Rs 1 to 1.1 caror. It features modern, attractive design, wide windows and a fascinating landscape.

Awami Villas 1 to 6

Awami Villas are simple into 6 different units from Awami Villas 1 to Awami Villas 6. Awami Villa 1 & 2 mostly comprise fiber home units. Then, there are 3-story buildings in some Awami Villas, featuring 1 house unit in every story. The size is approximately 2.5 to 3 marla. 

Awami Villa has 2 bedrooms, a common bath and a small lounge and kitchen. Gas connections are available in some units, which may be pricier than the others.

Fiber house units in Awami Villa are generally worth Rs 40 to Rs 43 lakh. 

In the building units, price of a file starts from Rs 14 to Rs 15 lakh. These units are not ready for possession. When the development is complete, you have to pay some possession charges to Bahria Town.

Some of the building units have their grey structure ready. These are more expensive than the files. 

A complete Awami Villa in a building costs around Rs 28 to Rs 35 lakh.

In Awami Villas, there are two types of units available: standard and premium. Premium houses have improved tiling and build quality and are generally worth Rs 1.5 lakh to Rs 2 lakh more than the standard types.

Safari Villa 1, 2 and 3

Safari Villas are split into Safari Villa 1, 2 and 3, situated in different parts of Bahria Town Rawalpindi Phases 1 to 7. Safari Villas are exquisite gated communities that offer an excellent lifestyle. Few units are offered for sale. Safari Villas enjoy excellent rental value.

Safari Villa 1 and 3 are located in Phase 1 to 6, while Safari 2 is built near the main GT Road entrance of Phase 7 and 8.

Overseas Blocks 1 to 7

The Overseas Blocks feature some of the most impressive housing units in Bahria Town Phase 8. It is characterized by all the modern amenities of life you can possibly imagine. Overseas blocks are ideally located near the DHA bridge. Overseas Blocks offer an excellent landscape. Phase 7 is located at ideal height and offers a great view of the landscape.

Phase 8 runs deep in sub-phases A to P. Phase O doesn't exist as the Business District commercial has been built in the entire phase. Schools, hospitals and other facilities are available in the Business District.

Phases A to I have possession at the moment, whereas the phases J, K, L, M, N and P still lack possession.

Safari Valley

Safari Valley is located around Business District commercial where Bahria Head Office is currently situated. It features 5-marla and 7-marla units in Ali, Umar, Abu Bakar, Usman and Rafi blocks.

A 7-marla plot is generally available between Rs 30 lakh and Rs 35 lakh.

5-marla plot is available in the range of Rs 26 lakh.

Khalid, Awais and Bilal have 8-marla cuttings.

Garden City

Garden City is situated next to Phase 7 of Bahria Town Rawalpindi. It is split into Zones 1 to 9. Different sub-projects in Garden City have different prices, payment plans and development schedules. In some projects, Bahria Town is handing possession to plot owners who have completed 2 to 3 installments. In this way, plot owners are able to get a fully constructed house by the time the installment plan of those plots is completed.
